The first stage of a multi-year redevelopment at Victoria University, these Stage 1 works included the refurbishment and fitout of multiple workspaces across Footscray Campus.

Following successful completion of the Early Contractor Involvement phase, the Capabuild team formulated an overall cost of the works across Buildings D, L, K & M in accordance with the agreed Procurement Plan and submitted a Guaranteed Maximum Price (GMP) which was validated by the QS and subsequently approved by VU. Upon acceptance of the costs, Capabuild was engaged to complete the work under a Managing Contractor arrangement.

Works were staged across all buildings with the significant refurbishment of Buildings L, G & K spanning the length of the construction duration. Works in each building were managed by a dedicated site manager regularly reporting to the on-site facilities team and Project Control Group on the status of work as well as forecasts for upcoming works. The ongoing communication and collaboration of all team members proved to be a successful element of the project.

Working in buildings of age often presents challenges when unforeseen conditions arise. Despite the extensive work done during the ECI phase where many potential latent conditions were uncovered, additional conditions arose following demolition works and exposure of in ceiling services. Items such as loose and unsupported electrical cabling, unexpected hydraulics pipework reticulating ceilings & walls, additional hazardous materials were uncovered. Working collaboratively, these items were rectified ensuring program was maintained.
