Atmosphere, ArchitectusDuring the 12-week ECI period Capabuild’s role included buildability advice, resolving how the internal stair package would be designed and delivered; finalising project budgets including multiple reiterations of the cost plan and value management; workstation and loose furniture procurement; design coordination and building owner approval.
Early in the design process, the overall budget was under pressure and through an extensive value management process, Capabuild and the team were able to refine design with alternative details and specifications to achieve cost savings without adversely impacting design.
At the conclusion of the ECI period, Capabuild sourced competitive subcontractor pricing and submitted a Guaranteed Maximum Price (GMP) which was subsequently approved by MCD.
With delays encountered during the landlord approval and peer review process, the program duration was condensed but with additional and extended working hours, the works were delivered on time allowing the MCD team to occupy.
The advantage of this delivery model became evident once again with several potentially costly in-ceiling services and partition clashes discovered during intrusive investigation as part of the ECI phase, which would have had significant time and cost implication had they not been identified.
