Capabuild were engaged early following a cost planning exercise on the Design Development documentation. Adding value through value management, we worked with the project team to refine the design to meet the client’s budget expectations.

Unique to this project, the floor was divided into two separate tenancies for two individual clients, with different aesthetic identities and workplace needs. The design incorporated shared front of house reception and meeting room spaces and back of house kitchen/ breakout spaces.

To manage the project effectively, the Capabuild team managed each client separately and addressed their needs through regular communication, individual PCG meetings, project reporting, status updates and risk mitigation.

A key requirement for both tenants was acoustic performance of both meeting room and individual offices. In addition to having to reroute services to maintain acoustic performance, we produced an on-site prototype to benchmark expectations on the desired acoustic performance of how key areas were to be built. Once completed, inspections were undertaken, and subcontractors were clear on how to move forward to meet the quality requirements of the project.
